The Numbers Tell The Truth – The Weston, Florida Real Estate Market Is Bouncing Back!

As I study the Facts & Trends™ graphs for this month, I have made several wonderful discoveries.

As you may know, the supply of inventory in the real estate industry is defined by the current months’ supply of homes available for sale.

One year ago, our supply of inventory was 5.24 months and today it stands at 4.15 months.  Our inventory has decreased over the past year a total of 29.18%.  As our inventory has decreased, this has also affected our number of sales – however, the sales have decreased only 10.51%.

Here is a great guideline:

1-4 months’ supply creates a seller’s market where there are not enough homes to satisfy buyer demand. Appreciation is guaranteed.

5-6 months’ supply creates a balanced market where historically home values appreciate at a rate a little greater than inflation.

7-8 months’ supply creates a buyer’s market where the number of homes for sale exceeds the demand. Depreciation follows.

According to some, 6 to 9 months is really where we want our market to be – equal number of buyers and sellers.

Quarterdeck Restaurant Heading to Dania Beach Pier

The Quarterdeck restaurant chain has signed a 10-year lease to open a location on Dania Beach’s pier, according to the Sun Sentinel. The proposal, which was approved yesterday by Dania Beach city commissioners, paves the way for the restaurant to open its doors by the end of the summer. “We’re excited to showcase our brand and make it the coolest destination along the Broward coast,” said Paul Flanigan, the founder of the chain. “Its going to be a phenomenal spot.” Several other cities, including Deerfield Beach and Pompano Beach, are also planning new eateries on their piers. Riverwalk Burger Battle III May 11 at Huizenga Plaza 7p-10pm

Riverwalk Trust will host Fort Lauderdale’s third annual Burger Battle presented by Publix Apron’s Cooking School on Friday, May 11, from 7 to 10 p.m. at Huizenga Plaza on Las Olas Boulevard in Downtown Fort Lauderdale.  Some of the city’s top restaurants will compete, showcasing their creativity and grilling skills to more than 1,000 guests. A panel of local celebrity judges will honor one restaurant with “Best Burger” bragging rights.  Another eatery will be chosen as the “Fan Favorite” by Burger Battle attendees.
For a $40 donation, attendees will receive an array of burger samples from well-known restaurants, plus drink tickets to be used for any Barefoot Wine & Bubbly, Jack Daniel’s, Budweiser Select or Bud Light Golden Wheat.  They’ll vote for their favorite burger and view Krystal slider eating contest.  A local band will perform live and a French fry bar will be offered.
