The Numbers Tell The Truth – The Weston, Florida Real Estate Market Is Bouncing Back!
As I study the Facts & Trends™ graphs for this month, I have made several wonderful discoveries.
As you may know, the supply of inventory in the real estate industry is defined by the current months’ supply of homes available for sale.
One year ago, our supply of inventory was 5.24 months and today it stands at 4.15 months. Our inventory has decreased over the past year a total of 29.18%. As our inventory has decreased, this has also affected our number of sales – however, the sales have decreased only 10.51%.
Here is a great guideline:
1-4 months’ supply creates a seller’s market where there are not enough homes to satisfy buyer demand. Appreciation is guaranteed.
5-6 months’ supply creates a balanced market where historically home values appreciate at a rate a little greater than inflation.
7-8 months’ supply creates a buyer’s market where the number of homes for sale exceeds the demand. Depreciation follows.
According to some, 6 to 9 months is really where we want our market to be – equal number of buyers and sellers.
